Well, it’s official – the holiday season is here! Get ready for both small and large gatherings. I’d like to give you a few tips on how to prepare your home for the holidays to help make it even more enjoyable and festive:

  1. Make sure to remove any items you won’t be needing over the holidays for example now is a great time to declutter by recycling old newspapers, magazines, mail that has piled up, straighten up counter tops and put away items you won’t be using to give additional counter top space and move out any old furniture. You can donate, recycle and lastly throw out anything you won’t be using in the future.
  2. Clear out the Entryway: If that welcome mat is worn out, now is a good time to replace it with a fresh, new one (both inside and out). Clear out shoes, umbrellas and any clothes you have been storing in the entry way closet to make room for your guests and add hooks in the entryway or hall closet for your guests to store their coats and purses. A decorator friend of mine has added shelving in the hallway closet for guests to place their bags and I think that is a clever idea!
  3. Stock bathrooms with toilet paper, tissue, towels and toiletries for guests to use while they are visiting. If you don’t have enough countertop or shelf space, place them in baskets to make them easily accessible to guests.
  4. Make sure you have plenty of outdoor lighting so that guests can easily make it to your front door. Decorations can add quite a bit of light, so if you have limited lighting try adding some extra light with holiday lights.
  5. Lastly, enjoy this holiday season with your family, friends, loved ones and be kind to strangers. Being a homeowner myself, I know that it is a real job staying on top of all that needs to be done to keep one’s property in the best shape possible.

It is certain to keep costs down and I thought it was important enough to fill you in on what you can do to prepare your home for sale or just keep your home in the best shape possible for years to come until you are ready to sell.

This morning I was eager to get some things done, so I grabbed my clippers and started cutting away any branches that were hanging low or leaning toward my house. At least once a month, grab your clippers and trim those branches if your gardener is not doing it. It’s not only important for your home, but it’s great to get out there early in the morning and smell the air and see the beautiful clouds in the sky.

Once a month I recommend changing your air conditioner filters. Being in a humid climate, we run our air conditioners most of the year and changing the filters allows fresh air to get through and keeps the air cleaner inside the house.

If you live on the water, then you will know what that salt water can do to your windows. Get a good window cleaning company to come out about once every 6 – 8 weeks to wash your windows on the exterior. It will help keep your windows beautiful and your view clear!

In the warmer months it’s important that you keep a pest control service coming out and servicing your property. I recommend keeping them all year long, but not as frequent in the cooler months.

Once every 6-8 weeks, inspect your rain gutters and if clogged with debris, clean them out. Have someone on hand that you can call to do this service for you.

Once a quarter, I recommend you do an organize and clean up of your garage. This helps keep the garage more open and clutter free and could be important in case of an emergency.

Once a quarter, I also recommend deep cleaning the inside of your house. Sort through and donate unused items. By doing this, you are freeing up space which always is more pleasing to look at. We all tend to keep many more items than we really need and it is a great feeling to get rid of things you haven’t used in over a year and to also know that these items could be helping someone else.

One last thing I recommend is that you run water in unused plumbing. For example, if you have a big house and tend to use only part of it, be sure to flush toilets and run water in the tub and sinks you don’t use regularly to push old, stagnant water through the pipes. This should help avoid any smells that could come from that room.

Please let me know how you do with these tips and if you have any comments, feel free to email me at and visit my website:
